Which is the best Holiday-Let Agent in the UK?

Which? has published a survey of the best agents in the UK from the perspective of the consumer; they are, after all, a consumer organisation.

We look at the same organisations from the perspective of the owner.

  1. Landmark Trust is not an agent but rather a Trust which purchases properties, restores them, and then lets them out. As such they are in competition with all other owners and agents and, according to Which? they set the standard by which all others should be judged.
  2. Rural Retreats is an Agent and part of the Hideaways Holidays family comprising Cornwall Hideaways, Cotswolds Hideaways, Devon Hideaways, Dorset Hideaways, Glamping Hideaways, Isle of Wight Hideaways, Norfolk Hideaways, Suffolk Hideaways, Yorkshire Hideaways. A traditional full-service marketing agent which charges commission on all bookings.
  3. Toad Hall Cottages is one of the oldest and largest privately-owned holiday-letting agencies in the West Country, established in 1988. A traditional full-service marketing agent which charges commission on all bookings.
  4. The National Trust, like Landmark Trust, is not an agent but an owner or custodian of so many properties that it runs a successful letting business. As such they are in competition with all other owners and agents.
  5. Northumbria Coast and Country Cottages has been providing high-quality self-catering holiday cottages in Northumberland since 1981. Their 450 cottages are scattered throughout the county, stretching over the heritage coastline and across the National Park and Cheviot Hills. Another traditional full-service marketing agent which charges commission on all bookings.
  6. Classic Cottages was founded in 1977 with two cottages on the south coast of Cornwall. Classic has grown every year since and now employs over 50 team members nationwide and provides over 1,300 holiday cottages across the British Isles. Another traditional full-service marketing agent which charges commission on all bookings.
  7. Crabtree & Crabtree was founded in 2005 and is focused on superior holiday properties dotted across the North East of England and South of Scotland. They are committed to seeking out the most stylish, authentic homes filled with warmth and character, and matching them to suit specific budgets and requirements. If you are fortunate enough to own a property meeting their criteria, no doubt they would be an excellent agent.
  8. Sally’s Cottages is part of Travel Chapter which includes holidaycottages.co.uk – home of self-catering holiday accommodation across a diverse network of brands. Sally’s cottages is rated the best agent for the Lake District and is a traditional full-service marketing agent which charges commission on all bookings.
  9. Unique Cottages is rated the best agent for Scotland and is an independent company. It is a traditional full-service marketing agent which charges commission on all bookings.
  10. com is a trading name of Awaze Vacation Rentals Ltd with more than 22,000 properties to choose from nationwide. However, it did not score well in the Which? survey and, with that many properties to market, it is unlikely to be a personal service.
  11. Sykes Cottages is based in Chester, but the Sykes Holiday Cottages family spans regional brands with local offices throughout the UK and in New Zealand. A similar size to Cottages.com they were rated even lower for service in the Which? report.

From this we can conclude that there are some very good local agencies that score very well in surveys of this nature compared with the larger national brands.  However, the larger brands may well have better reach in terms of finding customers.  Owners should weigh up the advantages of the personal service available locally compared with national brands which are more like Online Travel Agents providing marketing reach but not much added value.
